Commercial Development Plans for 54 Acres in CR

CEDAR RAPIDS, Iowa (KCRG) - Plans for a 54 acre shopping and office park would expand a booming commercial area in northeast Cedar Rapids.

Plans for the site along Buffalo Road, a now blocked off road on the southwest corner of Edgewood Road NE between Highway 100 and Blairs Ferry Road NE, go before the Cedar Rapids Planning Commission for preliminary approval on Thursday. The plot of land was identified as Urban Mixed Use for the city’s map for future land use.

The proposal calls for one big box store along with several smaller buildings zoned for mixed use. It would include access roads off of both Blairs Ferry Road NE and Edgewood Road NE.

The development would be the third such mixed-use development at the intersection in about 5 years. Construction is still ongoing for The Fountains at the southeast corner of Blairs Ferry Road NE and Edgewood Road NE. Work is also progressing on Peck’s Landing on the north side of Blairs Ferry Road, where businesses are expected to start opening in early 2019.

Joseph Ahman, owner of Ahman Companies, created New Buffalo Land Company to develop the site. Ahman is also the developer behind the Fountains and Pecks Landing in the area.

The area is also primed for growth with the extension of Highway 100 set to be completed late in 2019.

If the Planning Commission approves the development, it would still need approval from the Cedar Rapids City Council.
